What I'm building
The Tracks
Ten tracks, one thesis: real estate has excellent data and almost no AI built on top of it yet. These aren't fixed services. They're the frontier I'm actively building in, one real problem at a time. If you want someone executing an already-built playbook, this probably isn't that. If you want someone figuring out what the playbook should even be, keep reading.

Maintenance copilot
Most maintenance planning reacts to what already broke. Predictive models can flag it months out instead, and that's the AI layer I'm adding on top of the MJOP work I already do.

Portfolio data copilot
One dashboard that actually answers the question your team asks every week, instead of five spreadsheets and a “let me check and get back to you.”

Building operations copilot
Sensor data that turns into a decision, not just a chart nobody checks. Built on real Certified Smart Building Assessor work, extended with the AI layer most buildings don't have yet.

ESG & compliance copilot
ESG reporting is shifting from an annual scramble to something tied directly to financing and risk. The tracking should be continuous, not seasonal panic.

Tenant experience copilot
The questions tenants ask are the same ten questions, every time. That's exactly what this kind of AI is good at: freeing the team up for the ones that actually need a person.

Document & lease intelligence
Leases, inspection reports, and contracts hold answers nobody has time to dig for. Structuring that data properly is most of the work; the AI on top is the easy part.

Digital twin & simulation
Before anyone commits budget to a full digital twin, a smaller simulation usually answers the actual question. I'll tell you which you need.

Reporting & decision support
Board reports, tender responses, portfolio summaries: built from the same underlying data instead of assembled from scratch every time someone asks.

Municipal & public portfolios
Different rules, different procurement, same underlying discipline. That includes the first MJOP a Dutch municipality ever had.

Something that doesn't exist yet
The most interesting track. If your problem doesn't match the nine above, that's usually where the actual opportunity is.

None of these are fixed packages. They're where I'm actively pointed right now. Twenty minutes, no pitch deck: tell me which one sounds closest to your actual problem, and we'll figure out from there.
